Roof Damage Caused by Spring Storms

To assess your roof for storm damage, check gutters, roofing accessories, and windows, inspect the area around the outside of your home, and look for leaks and water spots in your attic and ceilings. When you inspect your roof for damage and make any necessary repairs before deterioration occurs, there are several issues you need to look for, including the chimney flashing, any ponding that might be present, proper ventilation, and the condition of the shingles or tiles.
Chimney Flashing prevents rainwater from entering where the chimney joins the roof. Issues that can cause problems are improper installation of the flashing, not being ground into mortar or brick, or old worn out materials. Damaged tuckpointing or the lack of a cricket behind a large chimney can also cause leaking. If there is staining near the chimney, you most likely have a flashing issue.
Ponding can also be an issue resulting in roof damage. On a roof that doesn’t have a proper drainage path, in particular, a flat roof, water can form in small pools on the surface of the roof and cause leaks.
Ventilation on the roof needs to be balanced so that the intake is equal to the exhaust. Placement of the vents is important, they can create dead zones in the attic if not properly located on the roof. Inadequate ventilation can cause condensation to form inside the attic which leads to mold and staining. The attic temperature should be within 10 to 15 degrees of the outside temperature, and proper ventilation will keep it in the proper range.
Things to look for in shingles are if the edges are curled or cupped, there are any bald spots where the granules are missing, and if there are any cracked or chipped shingles or tiles. If your roof is older, it is definitely going to be prone to damage.
